But don’t worry, Rector Construction is willing to climb in there for you. Crawl spaces are integral to a home as they house our foundation, plumbing, HVAC, and more. We will thoroughly inspect your crawl space for a number of potential issues and provide you with a plan to resolve anything we uncover giving you peace of mind that your home is safe, sturdy, and healthy.
What are we looking for?
There are a number of potential issues that could come up during a crawl space inspection but the most common fall into one of these categories: moisture, encapsulation, pest intrusion, Insulation, and mechanicals.
Moisture is one of the biggest threats to our homes. It often creates mold and mildew, especially in a dark place like a crawl space, leading to respiratory and other health issues for the residents of the home. Moisture can also lead to wood rot or foundation problems that will significantly reduce the structural integrity of our homes. During our inspection, we will look for any evidence of water intrusion and if we find any, provide you with a plan to fix it.
It is best practice for a crawlspace to be properly encapsulated with a vapor barrier that runs neatly from foundation wall to foundation wall. This vapor barrier prevents moisture and soil gasses from seeping up from the ground negatively impacting the air quality of your home. With time this vapor barrier can become easily disheveled and no longer protect our home.
Animals, Insects, and other bugs love to make a home in a covered area like a crawl space. During our inspection, we can determine if there are any current pest intrusions and provide a plan to properly seal the crawl space so they can’t get in any longer.
If you feel cold spots on your floor or if you don’t think your HVAC is running as efficiently as it should it might be that your crawl space isn’t properly insulated. During our inspection, we will check to see if your crawl space is properly insulated saving you money on your heating and cooling costs.
In most cases, plumbing, HVAC, and electric run through our crawl spaces en route to different parts of the home. Since these vital parts of our home are out of sight for most homeowners it is nearly impossible to know if there is an issue lingering under the surface. During our inspection, we will look at these components to ensure they are in great shape.
